I have watched that presentation. One of the key takeaways for me was this:

Real-time ray tracing is awesome, but in order for it to provide the desired number of frames per second, some optimizations, tweaks, shortcuts, simplifications have to be made, so the end result, while very good, at this moment will not be as good as the results achieved by traditional rendering engines, in this case we are talking about Project Lavina vs VRay.
So I think both of these tools will have their place in architectural visualization in the future (at least for a while - until real-time ray tracing can match the quality of traditional rendering engines).

Someone please correct me if I understood it wrong.

It will not be long I think before the screenshot you can take will be better than the renderings you can make. This is already the case for some of these real-time modeling programs I have demoed recently.
Yesterday I watched an NVIDIA presention
<LINK_TEXT text="https://info.nvidia.com/neoscape-aec-re ... andrgt=yes">https://info.nvidia.com/neoscape-aec-reg-page.html?ondemandrgt=yes</LINK_TEXT>

It confirms to me that Rendeing as we have known it will be obsolete soon. No need to render anything when all you need is to tweak a <S></S>screen shot<E></E> if you feel like getting fancy.

Beta Testing for this will begin in January of 2020.
See Project Lavina. <LINK_TEXT text="https://www.chaosgroup.com/blog/ray-tra ... ect-lavina">https://www.chaosgroup.com/blog/ray-traced-tendering-accelerates-to-real-time-with-project-lavina</LINK_TEXT>
I'm not sure how this concept is different from the real-time visualization in TwinMotion, which is free to all in its current version - and the new version with better lighting is free to all licensees of AC 23? Especially since TwinMotion is designed specifically for architecture.

Yes. It's not any different (in purpose) than Lumion either.
One thing that is different about the new ray-racing technology/hardwarwe is that it is being sold/marketed in propriatry intigrations of Hardware-Software-Cloud processing...all one system. Very dangerous marketing trend.

I can only ditto this Laszlo, there is A LOT of things real time renders like Twinmotion, Unreal etc. still can't do or not suited to do.

Simple example is the client asks for a photomontage which he needs to go to court with, like needs to stand up in court full proof. Twinmotion as example does not have the capability to place a camera on an exact coordinate, use the camera background to photo match the building in etc.

Soooo it's not quite over yet for the traditional render Software

Here is my history and take away . Vray +10 years . CineRender 4 years . Lumion vs UnReal (not Twinmotion) vs Enscape 2 year testing . Just started Twinmotion yesterday. Priorities are fast 'high' quality renders. Lumion is best (but most expensive). Enscape 2nd best. Twinmotion is 3rd. Twinmotion shares the same render engine (Unreal) as Lumion and Enscape, but is very limiting. You get what you pay for.
