Propretie expression with multiple formulas

Hello guys,
i'm trying to find a way to calculate material cost
I did the following : Check the attachement 1
it doesn't work...

second thing, can i use the function "if" to do the folowing inside the same formula ?:
if untit = m² ==> price per unit x area
if untit = m³ ==> price per unit x volume
etc....
or i create a propretie with multiple formulas each one with seperated condition

i believe there is a way, i have tried several times without achieving a good result

Unfortunately, what you are trying to do is not possible in ARCHICAD at the moment, because Building Material Properties cannot be Expression-defined. Probably this is the reason why the Dialog says "Not applicable". This is a current limitation and I don't know if there are plans to develop it or not.

You can make a wish for this feature, we can vote on it and if it gets enough support, we can submit it to GRAPHISOFT for consideration.

here is another thread, i posted something similar to this, talking about formulas in building material, it seems that ArchiCAD can't extract data from propretie when the BM is INSIDE a composite or something like it,
