Property Manager with Parameters as Schedules-Components (Building Material and Components).

In Schedules-Components, we can add Fields from Building Material and Components.

Why doesn´t it exist in Parameters & Properties inside Expression Editor in Property Manager?
I find it very useful for my work.

The reason these are not available in Property expressions is that Properties are relevant to entire elements, so only data relevant to entire elements can be used in them, while data and parameters relevant to sub-elements (Components of a Composite Structure or a Complex Profile element) or attributes of elements (Building Material) cannot be used in them in the current implementation of this feature.

You can make a wish for this feature, we can vote on it and if it gets enough support, we can submit it to GRAPHISOFT for consideration. If you do make a wish, please post its link in this thread.
