Georeferencing an IFC4

Someone in here with experience in georeferencing using a project zero point?

I have a situation, when using project zero point and not using it yields different results:

This is where I do not use a Local zero point - and it looks like this: - perfect

The same building, using a Local zero point, the same corner:

But a different result:

Any ideas? I have calulated the SP-distance using a tiny spreadsheet in Excel. I have used that same spreadsheet several times, but without tthis buggy result.

The only differens this time is the distance between the local zeropoint and the building, 500-600 meters, Can that distance cause that kind of anomaly ??
