multisession super slow

I have a Xeon with 8g of ram. I've never had memory problems nor speed problems working in archicad. Even if I had 2, 3 or 4 projects opened at the same time.

However the last couple of months, whenever i opened a second proyect in archicad 17 EDU, first proyect went ultra unworkebly slow. i mean "20 seconds to zoom" slow. Almost not responding. The're not even big files. both 20Mb each.

The thing is only the first opened proyect slows down. the seconds works just fine. and if I opened a third one, the previos two died and the third worked just fine.

Available physical memory: 4gb with 3 files opened.

i have no idea what could be happening does anybody know?

I'm currently in using archicad 17 build 5019 so probably its that dwg thingi.
