Except from Roofs, is there any other way to trim an object.
Because roofs is not very convenient ,if you only want it for its trimming features.

Have you tried Solid Element Operations? They will let you use almost any 3D element you want for trimming.

Well "Solid Element Operations" looks good but when i delete the operator/s
the operation is not permanent.
That's not nice

You can place the operators in a hidden layer.

Of course it is not permanent, that is the beauty of it.

Just hide the operator layer in your layer combination.
