level dimension tool incorrect elevation?

hey all,

i'm trying to place a level dimension, but the displayed value is not the same as the measured value. i don

t see any settings that would affect this. why is this happening?

is it tagging a slab/mesh that's 3 feet below the reference level?

not that i can figure. i tried it on the foundation walls as well and get the same result. but why is the displayed value different than the measured?

Can you show a screen shot of your storey settings and another for the Project Preference reference levels?
