The zone tool only seems to provide changes from one update to the next against itself and does not track any parameters against a given database.
What are my options? Is there an add-on or someway to automatically link this data to a spreadsheet program?

Have a look at the following web site: Affinity for ArchiCAD
Affinity is expected to arrive in early 2006 and I think it will do exactly what you're looking for.
The beauty of this is that the Affinity Project requirements database (project info, functional program,etc.) is bi-directionally linked to the ArchiCAD model. Once you've imported the space planning diagram to ArchiCAD (it comes in as Zones and walls), modifications get sent back to the Affinity database and are re-compared to the requirements to monitor conformance.
This is a Windows application, but the beta does seems to work under virtual PC.
