Problem when opening hotlinked mod file for editing from main file

Hi,
I'm experiencing an issue with a hotlinked MOD file (a small house unit) created from scratch using the Archicad 28 template. This MOD file was hotlinked into a main file, which contains a residential development site plan—also developed from scratch based on the same template.
When selecting the MOD in the main file and opening it for editing in a separate instance of Archicad, the file opens but appears completely empty. The same issue occurs when opening the MOD file directly. However, the MOD displays correctly within the main file and is 2.4MB in size.
What did work was renaming the MOD file extension to .pln—the PLN file opened and it displays correctly. Additionally, when the MOD file opens as empty, its layer combinations, pen settings, and overrides differ from the template setup, instead reflecting settings from older templates we used in the past. No data was copied from older files—everything was drawn from scratch in the Archicad 28 template.
How is it possible that the MOD file opens with a completely different setup and is void?
