Any idea how to match the properties ONLY for the Door / Window Marker without matching any other properties from source object? Check the attached image for reference.

Unfortunately this is not possible but I so wish it was.

So do I.
As usual, a workaround solution is possible. Don't use the marker option, use an opening label.

Oh that would be nice to have!
But maybe @Miha_M has a point. Maybe it would be better to just have labels with the labelingtool and not different labels in every object and a labelingtool.

Labels would work as they do with Zones. However, you can’t control the view of the door or window marker via model view options then. Instead you have to have multiple additional layers for every different variant of door label which in my opinion is a backwards step especially in relation to Zones.

You are absolutely right. That would be a hassle.

As I said, the use of labels would be a workaround solution. I would also like if we could somehow transfer the marker settings from one to another door or window.
I don't use labels for windows and doors either, but I try to have windows and doors (with their pre-arranged markers) set up in favorites of my template. This way I don't have to go through setting each marker for each new project.
