using element info and getting the sq ftg for any wall area

here is waht i get when I invoke element information to any given wall:

Conditional length on the side opposite to the reference line = 27'-10 1/2"

Skin thickness on the side opposite to the reference line = 0'-1/2"
Insulation skin thickness = 0"
Air skin thickness = 0"
Area on Plan (Clean Intersections) = 16.643 sq ft
Original height = 9'

Maximum height = 9'
Minimum skin height on the reference line side = 9'

Conditional surface on the reference line side = 129.936 sq ft
Conditional surface on the side opposite to the reference line = 151.010 sq ft

so when I do the simple math 29' x 9'= 261 sf. (above is 562.9/ 2= 281.4)
when i subtract the windows (100 s.f.) = 161 s.f.
it is off everywhere
what the heck is true?

Check this out with simple, even sized walls. Perhaps Archicad hates the curved wall.

Check this factor also - could be relevant:

It is not a curved wall (for them radius and angle are also given).
But note that the "length" data for the wall surfaces are affected by the reference line position + intersection with other walls.

Check this factor also - could be relevant:
the wall is a composite; non-curved;
the AC element info pane is like 20+ or 40 or whatever s.f. off;
just cannot reverse engineer the AC readout to get the true true s.f. of the
wall. (by simple math)
I am assuming SURFACE 1 is the reference (exterior) wall;
have the calc rule as : "reduce wall (checked) surface by any opening larger than 0.00 ft"
is that the correct rule?
