Nice 2d rendered floorplan

Hi there,
I am doing rendering for a property developer. Im finding that the 3d looks great, but Im having a problem with the 2d floorplan. The fill tools are boring and flat looking. Im wanting the furniture to look 'real', with the same finishes and lighting like 3d. Ive done a hand rendered version with markers, but he's wanting it computerised.
