Apartment type - custom properties

Hey everyone,

I would like to know if is possible, and if so, how? 

To make automatic definition of apartment zone based on number of the beds in the zone. It could be maybe done by expression in parameter editor, but not sure. 

If someone has an idea, I would be thankful.
