Meets and Bounds - inputting for property line

I always seem to get this confused.
I'm trying to input the surveyors site property information.
A fellow Archicad guru explained it to me one time but I can never remember what I'm doing wrong here.

I've set up the project prefs to read the "degrees, minutes, seconds" for the angles but when I type in the numbers...its not right.
Could use some help here.

Use the surveyor's units and decimal feet not Degrees Minutes and Seconds.
