Room with multiple heights

I have a room consisting of three areas of different heights. How can I model it, so that I obtain one single IfcSpace in the IFC? Also for my plans I need to use the three volumes as individual zones to assign different properties (all three parts of the room have different finishes). In the room schedule however I need to show these three spaces combined into ne room. Is this at all possible with ArchiCAD? 

 

Operating system used: Windows 10 22H2

If you just have a single Zone you can crop the Zone to your ceilings. This will be reflected in the Zone Volume which I would assume gets translated into the IFC info.

 

Regarding the flooring, can you use zero height Zones? Or does more than just the floor change?
