macOS 26 Tahoe makes Archicad 27 laggy

Archicad 27 performs very poorly on macOS Tahoe, with constant lags and slow response times. On the previous macOS version, the software ran perfectly smoothly without any issues. Could you please let us know when an update or fix addressing this compatibility problem is expected?

Unfortunately, Archicad 27 will not receive any compatibility update according to our macOS 26 Tahoe article.

I don't think AC27 will be maintained, you either bump to AC28 or downgrade your macOS version to Sequoia. Previously the pattern was that the current macOS works with the current and current-1 version of AC:

Tahoe is not yet in the list – I avoided updating macOS versions for at least half a year after release for this reason in the past few years (this issue of incompatibility became serious since Apple Silicon was introduced).

Thank you very much for your response! The only issue is that I purchased a perpetual license for version 27 about a year and a half ago for 2 million forints, and I see that the newer versions are only available through subscription. Does this mean that I can only use a 2-million-forint software with constant lag? That doesn’t feel entirely fair. Is there any option to switch to the new subscription model by taking my current perpetual license into account?

I thought the perpetual licenses were being maintained up until 2027. I could be wrong so if you are paying the SSA on top of purchasing your original perpetual license, you should get upgrades to 28, 29 and 30 when available. Like I say this could be different for your area though.

You should talk to your local Archicad reseller about your options, they will be able to give you all the info relevant for your country.

The rest of my post is just ventillating. TL;DR: I share your frustration.

 

This week I've spent hours on the phone with my reseller and doing research and discussing options (I logged 2,5 so far) to straighten out what options are there to maintain the perpetual licenses. The reason is simple: I belong to the 91% of micro companies that operate in the AEC in my contry (which I suspect is the same as yours, Table 5.3.4 from the link above, companies under 4 ppl), and based on my income, the software provides a strongly diminishing additional value to me in the past years (I'm far from being alone, look around the forum or have discussions in this topic with any coworker lately), but I'm forced to update at the full price, no matter of the features utility to me - it would cost me even more to skip and then catch up.

 

However, the last years were not the brightest business-wise, yet I pay the software fees as I don't really have other option. This is the same as with the chamber fees, if I want to remain competitive, bid for jobs and get paid, this is part of "the cost of doing business". A sum of money which is getting absurd lately.

 

Getting back to the point which I started making: based on the information that we received from the reseller, we've decided to stay on the <last perpetual version> (it is still unclear at this point whether my SSA will renew for next year, leaving me potentially at AC29 whereas my wife's version will get the update to AC30 - ?!?!?!). I can't really comprehend the reasoning other than getting nice figures in the quarterly financial report.

 

This will bite me in the same way that you got bitten, either locking me to a certain version of macOS compatible with AC29/30.

I estimate, that potentially a year left for me for full support with a new macOS (btw Windows has much better compatibility with older versions) or leaving me no choice but to pour even more money into this financial black hole that we can call GS 2026, a rapidly growing object appearing on the horizon right next to ADSK 2025...

You can make complaints at national or EU-level overseeing authorities (if you are in Hungary, GVH is an option you could look at) if you find yourself treated unfairly as a customer. I'm not a lawyer, and I'm pretty sure that the ToS covers GS properly - I suspect it is pointless and I completely share your frustration.

 

What happens with the design-related software ecosystem is alarming the least, it does not reflect the grim reality of AEC reality at all. Software is being priced to global corporations without leaving the majority of companies/entrepreneurs in the dust. This makes me more bitter every single day as I have to spend time on self-generated meaningless **beep** by faceless corporations (I started having an Excel sheet with compatible software versions!).

 

Autodesk and Adobe are the same, and I feel vulnerable as all my intellectual property is directly tied to these questions and corporations. 

 

I don't have answers, as the described situation of dependent vulnerability is worldwide and software-agnostic - just look around other forums. (Oops, Canva just locked Affinity forums last week, it is not even set in stone that these communities will remain...)

 

If seamless interoperability is still a distant dream, something finally unites most architect on this planet!
