It helps to know the number of polygons in the model. If you go to the Help Menu and click on the link for ArchiCAD xx Downloads it takes you to a page with some helpful items. Scroll down to Goodies and get the Polygon Counting Tool (PolyCount), close ArchiCAD and install the tool. Now open ArchiCAD and your model in 3D, then go to Palettes / PolyCount and the tool will count the number of polygons in your 3D model and a breakdown of polygons for each object and category. From our 3dSpeed article: "As a rule of thumb, a model is "large" when polygon count reaches 1 million, and the performance problems turn severe in the 3-4 million region." Make sure this is not the case.

Also, make sure that there are not degenerated polygons in the 3D model. These are 3D anomalies that cannot exist in the 3D world (virtual or real) such as elements comprised of 2 nodes with no plane or thickness or a which shape contorts over itself. Also, extensive or complicated solid element operations on meshes are a common recipe for performance issues. I recommend to cut holes in meshes and fill in the underside of your building with a separate mesh rather than use SEOs.
