Other than reverting to a primitive stick font - how we did it in the past with pen plotters - you could consider a complex modern font Like Warnock Pro. This font has numerous variations within the same family - way more than the old days with light, regular and bold - to adapt the font to conditions like titles, captions, etc.

But, let me encourage you to abandon your archaic ways and get modern - find different fonts for each taxt task. Your work will become more readable if you combine italic, regular and bold fonts - even from different type faces.

As for a thinner font than Arial: most modern fonts have a light condensed version that is as light as it gets.

Futura Light Condensed is a nice one. But better on modernist projects than it is for more more traditional (pre-Bauhaus) styles of architecture.
