Persevering, after reading Laszlo Nagy's excellent Listing Parameters Article:

...it occurred to me that I was not making use of the "criteria" in the Schedule Settings window of I/S (General tab) for further defining my schedule(s). Also reviewing my notes from Karl's class at ACUWest....
Solution 1: I moved the area zones (habitable/non-habitable) to another story (in this case I put it on the foundation story "-1") and then limited my stories to the stories I wanted those with rooms. In this case it is a one-story house so I selected story = "0" .
Solution 2: I restricted by the zone stamp name using different zone stamps (zone stamps are a type of library part).
Solution 3: restrict by Layer of the zones I wanted
