is there an iPas app that I can take the file to show to a client, rotate the model and go over the layout?

BIMx (for version15) is a free iPad/iPhone app but you will need to purchase a license to create the file from Archicad.
It will only allow you to see the model in 3D - not plans or elevations as such.
It was known as Virtual Building Explorer in previsous versions but VBE can not be saved to iPad/iPhone.

Let me get this right. It's FREE, but I need to buy a licence to do something with it?

You need a license for BIMx to create the files, which is an add-on for Archicad. The free app for the iPhone only views those files.
