Is it possible to apply two different textures and finishes for one face of a wall? One texture till a particular height and another one above that? Is this possible in AC9 . I know it is possible in Revit.
If it is possible how do we go about it?
Thanks!

There is an add on. I have seen it working at a demo. It was limited to some (5) areas per wall. This was more than you asked because has depth.

Maybe the Moldings and Panels object under Extras- Accessories- Wall accessories will help. Try the 'Base and Chair molding' option under general settings define the height of the low part of the wall click next and choose the material for it.
