Is there a way to make .mod files parametric?

I am modelling a residential project where each block has several different types of units. In addition to that blocks have differences in storey-to-storey heights where the heights of the walls are the same but the beam depth is different. As shown in the pictures, I saved two versions of each unit types as modules in order to prevent overlapping of the shared walls then another two more for that "special storey". 
Problem is now I got an overload of module files and in the long run having to update four different files everytime there's a design change feels inefficient. Is there a faster and more time saving way of going about this? Maybe a parametric .mod file where you can on-off/edit elements depending on the design needs?

Any issue with doing the beams as Walls? Then you could link it to the storey height.

The last time I did modules like this, I did not include the side walls in the Module, as they varied a lot depending on the different sized neighbouring units and circulation types. Internal to external, wet areas to dry areas, stairwells to passageways.

Alternatively, since AC27, you could set up Design Options. You should be able to use those to define which walls are included with which Module. So you would only need a single Module, but when you insert it, you would do it multiple times for each variation.

Oh yeah, I could model the beams as walls.
First time hearing of Design Options (this is my frist archicad project). Will try that out. Thank you for your advice.
