There may be a problem with the Superscript indicator of custom dimension text.

Out of interest, does closing the superscript tag after the text fix the issue?

Matt,

Your question made me look up the Help on this and here is what I found:

Add Superscript to Dimension Text
Use the Start/Finish Superscript Autotext if you want the Custom text to include superscript text; click this option to insert a caret before the superscript text, and click it again to finish the superscript with a second caret.

Note: If your dimension’s Measured Value already includes a superscript – because you are using Extra Accuracy defined in Options > Project Preferences > Dimensions – then add a space before inserting the Start Superscript caret. Otherwise, the caret itself will appear in the dimension text.
So that seems to answer the mystery:
The horizontal Dimension is 8'-9 1/2", where the 1/2" is in superscript. This is why the SPACE character is needed.
The vertical Dimension is 12'-0", no superscript in the Dimension already so it displays fine.

Thanks Laszlo,

The other mystery is why the program works that way instead of recognizing when there is a Fraction is Small Type since there is never an occasion when we want to see the Superscript indicator/caret.
