EDIT - I just tried creating quick wall rectangles and the zone tool seems to work fine - something must be messed up with the walls of my plan, but I can;t think what it could be.

They will all need to connect to each other to create an enclosed space for the zone to place automatically.
Worse case scenario if you can't get the wall to trim together properly then set the zone to manual draw (in 17 you can now do a rectangle) and draw the zone yourself.

Then i drew a quick room again and sure enough the zone works there - even though one of the reference lines didn't properly intersect! The only way to know for sure is to force all the walls to trim with each other again.
Often I will drag a copy of the walls to the side so I can play with them and then it doesn't matter if I destroy them.
If you drag a copy and can place a zone in them then I wonder if there are other walls (other layers or duplicates) that are interfering.
