Usually the zone tool is used by placing one zone per room. If you want total square footages, I would recommend the "gross area" placement option which will chase each room to the reference line of the wall.
Zones can be dividing into categories under the Options menu, so you can have them divided into Residential, Commercial, Common, etc.
Will you be using Modules on this project as well for repeating floors?

This is the Zone Setting I'm talking about.
Modules.... that's a little bit longer of an answer. I could practically write a book on that... oh, wait, I already am😉

Once a module is placed into a module it is one zone fits all modules. That is, they cant be asigned different numbers. They can however be called up in a schedule and grouped by the storey to give a certain separation.

That depends.
Users of my SuperZone object have the ability to append the story number to the room number, allowing them to create a repeating story module with floor numbers that change on their own.
