my 2cents, hopefully this might save others time and money.
just bought a new mbp m2 max, it sucks, im returning it.
It doens't come close to my alienware x17r2 (i7 with rtx 3080 ti)
3d modeling is just terrible, where I spend a lot of time.
I didn't buy this machine for rendering.

No way of knowing what you have done to your project.
For example:
If you have object A, seo object B which affects C, and that has BMat with object D and then you select all of them and do a SEO to a Mesh which then affects a roof… etc
Then AC will be going crazy evaluating all those steps.

I think this may have been said before, if other files are OK, then there is obviously a problem with that particular file.
Do a little investigating on the file.
Take a copy so it doesn't matter if you destroy it.
Turn off (cancel) some/all SEOs.
Is it faster?
Delete a mesh.
Is it faster now?
Delete other elements of even delete entire layers.
Does it get faster?
Basically you need to trouble shoot to find what is the cause of the slow down.
Maybe then you can look at a different way to model those elements that will not cause a slowdown.
Only by investigation will you find the cause.
Or as Yoda would say "the cause by investigation you will find" 😁
We don't have the file so can only give general advise.
If you can, have someone test it on another machine.
If every file you open is slow, then you can complain about the machine.

Thanks Barry, replacing the mesh with a new mesh (with many points) its all ok.

You could also split the large mesh into several smaller meshes. This may create visible lines in 3D where they meet so you might want to do it along a terrain level line that is a visible line in the mesh anyway.
Another option is to convert the Mesh to a Morph, see if that gives better performance.
Another option is to convert the Mesh into a Library Part, see if that gives better performance.
Of course, these conversions should be done when you know the Mesh will not change much, otherwise you will have to redo the Library part save of modify the Morph each time there is a change i nthe terrain geometry.
